General Conditions of Lease

  1. The rental conditions refer to the rental for home use for vacation purposes at the prices indicated separately on the Booking Form. The minimum rental period is one week, from Saturday to Saturday, or multiple periods of the week (We reserve the right to consider shorter periods on a case by case basis).
    The maximum number of people allowed is 10.
  2. Reservations must be made by sending an email to: info@gracevillas.it
     Reservations will be considered valid under the following conditions:
    1. Completion by the customer of the attached Booking Form. When signed this form is binding.
    2. In case of a reservation made before 60 days from the beginning of the lease:
      1. A payment of 30% as a deposit of the total amount due at the time of booking has to be made.
      2. The balance must be paid within 30 days before the start of the lease.
    3. In case of a reservation made within 59 days before the start of the lease, the customer must immediately pay the full amount at the time of booking.
    4. Payments can be made by bank transfer to be made to a current account indicated on the Booking Form or otherwise communicated in writing by owner.

    Reservations by phone remain valid for seven days. The completed form and the amount due must be received within this period, otherwise the booking will be canceled.

  3. Upon receipt of the full payment, a booking confirmation will be sent. Upon arrival, the renter shall bring such confirmation in order to access the villa valid for the names and for the period contained therein. It is forbidden to transfer this confirmation to others or to appear in a number greater than that indicated in the booking confirmation.
  4. Arrivals are normally scheduled between 16.00 and 20.00. Check out must take place no later than 10.00. It is however possible to agree on different times according to the availability of the moment.
  5. Upon arrival, the customer is required to pay a deposit of € 1,000.00 (Euro). The deposit will be returned upon departure, in case no damage to the property is found.
  6. The villa is delivered to the customer in a clean and tidy state. The status corresponds to the attached description visible on the website www.gracevillas.it. In the event that the customer leaves the villa before the end of the stay, he loses the right to a refund.
  7. In case of cancellation of the booking by the Customer, before the sixty days preceding the beginning of the stay, the Lessor will return all the deposit paid.
In the other cases the Lessor will have the right to:
    1. The deposit received (equal to 30% of the entire amount), if the renunciation takes place within the sixty days preceding the beginning of the stay.
    2. 100% of the price if the cancellation is made within 30 days before the start of the stay.

    The withdrawal from the booking must be made in writing by E-Mail (via P.E.C.) to mazzipa@pec.it or registered letter with return receipt to be sent to Paolo Mazzi, Via Pasetto n ° 4, San Pietro In Cariano 37029 Verona.
    For the notification of the cancellation, the date of dispatch of the e-mail or postal communication shall be considered the date in which the withdrawal has validity.

  8. In the event of cancellation of this contract (or part of it) by the Lessor for reasons of force majeure (flooding, fire, etc …) which make the property no longer fit for residential use, or the surrounding area no longer in accordance with the requests previously expressed by the customer, the Lessor will reimburse the customer for any payments already made relating to the cancellation period.
  9. The exclusive jurisdiction of the court of Verona is agreed for any legal dispute.
  10. The signature of the Booking Form and the booking itself imply knowledge of the rental conditions and involve the acceptance without reservations or exceptions of the clauses contained in this list of general rental conditions. The person who signed the form will be responsible for the lease.
  11. The rate is intended as a flat rate for the established period and includes the rent for the maximum number of people foreseen in the description, the weekly change of bed linen and towels, the consumption of water, electricity and gas, wifi.
The final cleaning of the villa is excluded from the rate and must be paid upon delivery of the keys.
  12. The property allows small pets.
  13. Smoking inside the house and eating in the bedrooms are prohibited.
